Selling Your Central Oregon Home – A New Landscape

Many people are currently in the process of selling or plan to sell a home during the COVID-19 pandemic. The real estate landscape has changed drastically, almost overnight, but buyers are still buying and sellers are still selling.  As real estate professionals, we are taking responsible measures to aid our clients in this new normal as we follow guidelines issued from our local and state leaders.

Our physical Fred Real Estate Group office space is closed per the governor’s order to work at home, so please understand that our business practices have mostly shifted online and your initial seller consultation, ongoing communications, and even property showings for buyers and open houses could likely take place via a screen.

 

How Will Buyers View Your Home

Traditional marketing efforts have moved online as print collateral is not being encouraged in this climate. Your FRED real estate broker will develop a proactive and personal marketing plan for your home, including photography, video, print – as appropriate in this climate, digital, targeted social media advertising, and email campaigns. And with our network-driven marketing of 100+ real estate professionals, we can creatively promote your home to those wanting to move to the area as well as to those moving within town.

We are encouraging all sellers to have a professional video tour made for promoting your home, as arranged by your FRED broker. However, if health reasons require that no one else come into your home, we recommend recording the tour yourself which we can upload to your listing for promotion to buyers. We can provide tips and best practices for how best to record using your mobile device.

We are encouraging buyers to view virtual tours of our listings in lieu of in-person showings, however, if an in-person showing is deemed appropriate, and all parties are in agreement, we’ve got preventative measures and showing guidelines in place for everyone’s health and safety in alignment with social distancing requirements.

 

Prior to making an appointment, we’ll confirm the potential buyers are able to purchase (pre-approval letter or statement verifying funds) and we’ll work with you to:

  • Clean and sanitize doorknobs, light switches, countertops, and surfaces
  • Provide shoe covers/booties for buyers to wear
  • Open all doors – cabinets, closets, etc. – so buyers do not have to touch the surfaces or handles
  • Open all windows and the front door for airflow
  • Turn on all lights and lamps
  • Have hand sanitizer on hand

We will encourage you to leave the property for all showings which may include going into the yard, standing outside, walking around the block, or sitting in your car.

 

The Home Selling Process  – What To Expect Right Now

In addition to changes in how people are able to view homes for sale, in some places, temporary business closures and virtual business models are affecting other key parts of the real estate transaction; appraisals, inspections, closing and title services.

This new normal brings an unknown pace to the real estate market.  Serious buyers are ready to buy so do not be discouraged if your showings are slow (remember, most all showings are happening virtually right now or via pre-recorded video online).

Bottom line: With buyers at home right now in front of their computers and mobile devices, now is a great time to showcase your home for sale with a video tour. Having a video tour of your home makes it more attractive to buyers and will generate more interest than properties that only have photos.  Stay patient with showing activity and potential transactional delays; the serious buyers are out there and they’re ready to be connected with, and buy, your home.
